Roof work is the one trade where the customer never sees the job. So every one of these is photographed from up there, and the price is what the homeowner actually paid.
Twenty years of black streaks
The north slope had gone solid with algae. Soft washed the whole roof, flushed the gutters after, and reset four ridge caps that had lifted.
A leak that wasn't the roof
Brown ring over the bedroom. It was a cracked pipe boot, not shingles — ten dollars of rubber and half an hour. Patched the ceiling once it dried out.
Moss on the garage, gutters off the back
Moss pulled by hand first so the roots came with it, then washed. Re-hung eighteen feet of gutter and ran the downspout out past the walkway.
Chimney flashing that had never been sealed
Water had been running down the brick and into the wall for years. Cut in proper counter flashing, sealed it, and patched the plaster inside.
Ice dam damage along the eave
Last winter tore the drip edge loose and curled the first two courses. Replaced the edge, the shingles, and added extensions so the downspouts stop icing the walk.
Fall clean-out, two rentals
Both buildings, front and back, hauled off four bags of maple seed and needles, and resealed the corners that were dripping onto the porch.
