Those black streaks are algae, and the green patches are moss holding water against your shingles. Neither one means you need a new roof. I wash them off, fix what's actually broken up there, and tell you straight if it's past fixing.

Soft wash, not pressure wash
A pressure washer will absolutely make a roof look clean. It will also blast the protective granules off your shingles, drive water up under them, and void most shingle warranties on the spot. Plenty of people around here have paid to have their roof aged five years in an afternoon.
Soft washing uses a low-pressure cleaning solution that kills the algae and moss, then rinses. It takes longer, it costs about the same, and the roof stays clean for years instead of months. It's the only way I'll do it.

Photos from the ground
Send a couple of shots of the roof from the driveway, plus anything you've noticed inside. That's usually enough to price a wash.
I get up and look
Repairs need eyes on the shingles. I'll walk it, photograph what I find, and send you the pictures whether you hire me or not.
Written price, then a date
A flat number for washing, an hourly range with a cap for repair. Then a day and a two-hour arrival window — not a "sometime Tuesday."
Paid when it's done
After-photos of everything I touched, since you can't see it yourself. Card, check, or transfer. No deposit on anything under $500.
Recent work
Twenty years of black streaks, gone
North-facing slope was solid algae. Soft washed the whole roof, cleared the gutters while I was up, and reset four lifted ridge caps.
A leak that wasn't the roof
Stain over the bedroom turned out to be a cracked pipe boot, not shingles. Ten dollars of rubber, half an hour, and the ceiling patched after it dried.
Moss on the garage, gutters off the back
Moss pulled by hand before washing so the roots came with it. Re-hung eighteen feet of gutter and ran the downspout out past the walk.
Why people call back
Most of my work comes from people who called once about a cleaning. That only happens if the cleaning goes right.
- One person does the estimate and the work. You're not handed off to a crew.
- You get photos of the roof before and after, because you can't go up and check.
- Prices in writing before anything starts, and they don't move unless you change the job.
- No pressure washing on shingles, ever — see above for why.
- If the roof is genuinely past repair, I say so instead of selling you a patch.
- Plants get covered and rinsed, and the gutters come out clean, not full of shingle grit.
